Thailand is an exotic place. Everyone who visits this place takes a prolonged fold of memory with them. It is a southeast Asian country with beautiful tropical beaches, ancient ruins, opulent royal palaces and ornate temples. Expats are always very keen on purchasing property/land title deed in Thailand. Is it that simple?

No, it is not. If an expat wants to buy land in Thailand, there are restrictions on it. In general, an expat is not allowed to buy any estate in Thailand. To purchase an estate, he can only invest on 10 Rai which is 16000 square meters in a residential area with a commitment to finance around 40 Million Baht with the approval of Ministry of Interior.

In this post, we will discuss some of the significant land title deeds that will help you to understand that what you must be prepared to do to own land in Thailand.

●      Sor Kor Nung (1)

The Sor Kor Nung (1) document is a notification form of possession. It holds the right for the owner of the property to occupy and use the land for farming. If the one occupies the estate rather than just having the notification form, he can enjoy better rights. This estate can be sold by inheritance as well. You cannot register rights over this type of estate. You can also transfer or upgrade the title deed depending on the location of the land.

●      Nor Sor Song (2)

The Nor Sor Song (2) is a consent letter issued by the land department to the landholder. With this document, the owner can occupy and use the land for a limited period. Once you control the area with Nor Sor Song (2), you obliged to commence occupation in 6 months and complete the utilisation of the land in three years. This land will not be transferred or sold by inheritance. Again, depending on the location of the property, these documents can be upgraded to Nor.Sor. 3, Nor.Sor. 3 Gor or Nor.Sor. 4 Jor. In spite of the upgrade, you will not be able to transfer or sell the land as per the Nor Sor Song (2).

●      Nor Sor Saam (3)

The Nor Sor Saam (3) is a land title deed which gives a person the right to own land but only after the neighbouring plots confirm the land border. It is not full ownership though. The name of the person on the title deed has the right to own the property and use the land as an owner. The N.S. 3 is known by the law and can be used in case any land dispute takes place. You are free to register a sale or lease on the land. If you are complying with the other building regulations, you also have the permission to build on this land. There is a 30-days notice period when you are selling the property.

●      Nor Sor Saam (3) Gor

The Nor Sor Saam (3) Gor is identical to the title deed of Nor Sor Saam (3). The only difference in this type of title deed is the use of parcel points set by aerial surveys. You can also sell this land by plotting it in smaller plots also.

●      Nor Sor Saam (3) Khor

The Nor Sor Saam (3) Khor is similar to Nor Sor Saam (3) Gor. The only difference between them is that there is no parcel point confirmation through the aerial surveys and the documents are issued by a land officer. The rest of the part is all same as the Bor Sor Saam (3) Gor regarding selling and dividing of the land.

●      Nor Sor Si (4) Jor (Chanote)

The Nor Sor Si (4) Jor (Chanote) is the proof of actual ownership of the property. It is the certificate that proves that the name of the person in the document is the real owner of the land. All the lands under Chanote are accurately measured and marked with unique number marker posts sets. Theses land title deeds are found in more developed areas of Thailand.


●      Nor Sor Ha (5)

The Nor Sor Ha (5) is a document that verifies that the person has the Nor Sor Si (4) Jor. This document indicates that the property is inspected by the district officer.
